Question 1

Can foreigners buy property in Dubai?

Accepted Answer

Yes. Non-UAE nationals can purchase freehold property in designated freehold areas across Dubai with full ownership rights, registered with the Dubai Land Department (DLD).

Question 2

What is freehold ownership in Dubai?

Accepted Answer

Freehold ownership grants you complete title to the property and the land it sits on, in perpetuity, with the right to sell, lease or transfer to heirs.

Question 3

What is the minimum property investment for a Golden Visa?

Accepted Answer

Property investments of AED 2 million or more typically qualify for a 10-year UAE Golden Visa, subject to current eligibility criteria from UAE authorities.

Question 4

What are typical rental yields in Dubai?

Accepted Answer

Gross rental yields generally range between 5% and 9%, depending on community, asset type, and management — among the most attractive of any major global city.

Question 5

Why focus on boutique developers?

Accepted Answer

Boutique developers build fewer, more design-led projects. Limited inventory and distinctive design typically translate into stronger appreciation and rental performance over time.

Question 6

How do off-plan payment plans work?

Accepted Answer

Most off-plan projects offer 0% interest payment plans, with payments staged through construction. Typical structures range from 50/50 to extended post-handover plans over 5–7 years.

Question 7

Can I get a mortgage as a non-resident?

Accepted Answer

Yes. Several UAE banks offer mortgages to non-residents, generally up to 50–60% loan-to-value for completed properties, with rates and terms varying by bank and profile.

Question 8

What is the typical ROI on Dubai property?

Accepted Answer

ROI combines rental yield and capital appreciation. Well-selected boutique and prime assets have historically delivered combined annual returns in the 8–14% range, though past performance is not a guarantee.

Question 9

What are the registration fees and transaction costs?

Accepted Answer

DLD fees are typically 4% of the property value, plus agency fees (usually 2%), trustee fees, and NOC charges. We'll provide a full breakdown for every property considered.

Question 10

What is the legal process for buying property?

Accepted Answer

It generally involves reservation, signing the MoU (Form F), securing financing if needed, settling the developer/seller, obtaining a NOC, and final registration with the DLD.

Question 11

How long does a typical purchase take?

Accepted Answer

Ready property transactions usually complete within 30–60 days. Off-plan reservations can be completed within days, with construction timelines defined by the developer.

Question 12

How do you choose which developers to work with?

Accepted Answer

We assess track record, delivery history, design quality, after-sales service, and the specific project's location and pricing fundamentals before recommending any developer to a client.

Question 13

Do you offer property management?

Accepted Answer

We don't manage properties directly, but we refer clients to carefully vetted property management partners — and stay involved to make sure your experience is seamless.

Question 14

What is the right investment timeline for Dubai property?

Accepted Answer

We typically recommend a minimum 3–5 year hold for capital appreciation, with longer horizons for boutique projects and family homes.

Question 15

Is Dubai real estate a safe investment?

Accepted Answer

Dubai's market is regulated by RERA and the DLD, with escrow protections on off-plan and full title registration on completed assets. Like any market, careful selection and advice remain essential.

Question 16

Do I need to be in Dubai to buy a property?

Accepted Answer

No. The full process can be completed remotely using power of attorney and electronic signatures. We regularly handle end-to-end purchases for overseas clients.
